I'm confused as to why the second team would need to rent out the ACC. Not only that, but I think it would be better for everyone if a team was put in either Hamilton or K-W then directly in Toronto.

The reason they don't want it near Hamilton is because they feel it will start leeching off the Sabres fanbase, whereas in Toronto, there's enough hockey thirst for two of them.
I do agree the second team will need their own arena, but there were discussions before about both team's playing out of the ACC because it is the biggest venue to play in in Toronto. Essentially, you'll have a giant maple leaf on the left hand (home side) of the ACC center ice, and on the away side you'll have the logo of the new team for a season while that club gets all the construction rights to build a new arena.
I for one hope this happens for the good of the game in Canada.
